This is not a Property Enquiry Certificate. Your solicitor will still order the official one from the council. Details
Frequently asked questions
What is a Property Enquiry Certificate?
A certificate from the council, usually ordered by the seller's or buyer's solicitor, listing planning, building control, roads and notices that affect a property.
Does this replace it?
No. It shows early what open data says about the property, before a viewing or an offer.
What does a PEC cost?
Each council sets its fee; the ones we have read range from £60 to £105.
What is an Article 4 direction?
An order that removes permitted development rights, so that works such as new windows or extensions need planning permission.
Is a result at the postcode exact?
It is read at the postcode centre. Where a boundary is close, the result says so: check the council's map.
